What has changed in the real estate transfer tax since January 1, 2023?

Buyers of real estate in the Netherlands pay property transfer tax (transfer tax). Since January 1, 2023, there have been significant changes in the calculation of this tax.

 

In general, the tax is 2% of the value of the purchased housing. However, such a tax is charged only if the housing is purchased for the purchaser and his family to live for a long time. Those who want to buy residential houses and apartments as an investment will have to pay significantly more. From January 1, 2023, overdrachtsbelasting for such buyers will be 10,4% of the value of the purchased property. Previously, investors paid a tax of 8%.

There is a shortage of housing in the Netherlands. The government is interested in the fact that those who will live in them acquire houses and apartments, which is why investments are subject to increased taxes. More about it - in our article.  

 

Additional benefits when purchasing a first home are young adults under the age of 35. When buying a home worth up to 440 euros, the property transfer tax is not paid. Until 000 January 1, the non-taxable overdrachtsbelasting value of housing was 2023 euros. If young people buy a first home with a value higher than the indicated value, then a 400% transfer tax is paid on the excess value. From January 000, 2, the tax-free value of housing is expected to increase to 1 euros.
