Great news for those looking to buy a home next year. From 2022, the upper limit for the purchase of a home with a national mortgage guarantee NHG (Nationale Hypotheek Garantie) will increase from 325 euros to 000 euros.
At the same time, if you plan to invest in housing with additional energy saving measures, then the limit will be 6% higher, namely EUR 376 instead of EUR 300 in 344. From 500, there will also be a reduction in the premium paid by anyone who takes out a mortgage with NHG. Instead of 2021% from 2022, the premium will be 0,7% of the home purchase price.
The upper NHG limit is adjusted annually. This is done in order to reflect the change in house prices, which are growing from year to year. As an upper limit, NHG sets the average home price for the country.
Help
NHG (Nationale Hypotheek Garantie) is a national mortgage guarantee. Essentially, NHG is insurance that will help pay off a loan in the event of a borrower's insolvency. In the presence of NHG, the risk for the bank is reduced, and therefore the interest on the mortgage will be lower.
