Airbnb in Amsterdam is a good additional income. But there are certain rules that must be followed in order to avoid fines. Thus, at the end of 2017, an obligation was introduced to register the delivery of a house with the municipality. This is done to prevent the city from becoming overcrowded with tourists.

But there is still no flurry of registrations, despite the fact that the number of homes rented through Airbnb is still growing.

Prevention measures

The City of Amsterdam will take action against homeowners who evade their reporting obligation, with a €6000 fine for those who fail to provide this information. If more rules are violated, then the fine may be higher, up to 20500 euros. “The houses are meant to be lived in, not illegally flipped,” said Councilor Lauren Ivens.

Since 2019, residents of Amsterdam can only rent out their home for 30 days a year, up from a maximum of 2018 days in 60.

On average, one in eight houses/apartments owned by Amsterdam residents is listed on Airbnb. Moreover, they are rented out at the highest prices in Europe: an apartment in Amsterdam costs an average of 151 euros per night, in Paris – 81 euros.
