The sharp rise in energy prices has caused a number of changes in the daily lives of Dutch people. One of them: people began to pay more attention to the energy efficiency of the housing they purchase. As of January 1, the rules for granting mortgages have changed: now those who choose a house with a high energy efficiency rating will be able to get a larger loan for the purchase of a home. The best energy label of the purchased home compared to the worst can bring up to 50 euros in addition to the loan amount. 

What is the point of the changes?

The change in mortgage lending rules is aimed at stimulating homeowners to improve the energy efficiency of their homes. When selling, houses with a high heat retention rate become the most attractive, so the homeowner is interested in increasing their energy efficiency rating.

The credit enhancement system itself is designed to ensure that buyers of energy-efficient homes will pay less on their bills and, accordingly, will be able to make larger monthly payments.

Buyers of homes with low energy efficiency will also be able to receive additional loans to improve the quality of their housing in terms of energy savings. Energy efficiency in the Netherlands is marked with letters. Buyers of properties with the three worst indicators (E, F and G) will be able to take out up to 20 euros of additional credit, but this loan should not be used to purchase the house, but to improve its quality after purchase.

Depending on the energy efficiency label, customers will be able to receive credit for additional amounts according to the table:
