Paying more than 1000 euros per month for rent, but only dreaming about a mortgage? For the one you want is not given? The bank politely refuses - the income does not match. And to postpone with such a high rent does not work well.
There is an exit! Five lenders and the National Mortgage Guarantee (NHG) have launched a Duurhuur (expensive rent) pilot. Purpose: To enable high rent tenants to buy their own home.
In the Netherlands, about 574 families rent expensive housing in the free sector (not social). 000% of them spend more than 61% of their net income on rent.
Duurhuur members believe that tenants who pay high monthly rents over a long period of time have proven they can bear certain housing costs.
Carla Muthers, chairman of the board of the National Mortgage Guarantee, says:
“The problem of expensive rent is a social problem. These tenants often feel trapped: they are not eligible for social housing, but they also cannot get the mortgage they want. As a result, they are forced to rent housing in the free sector, where the rent often exceeds the cost of housing. With this pilot project, we want to find out if a personal approach can be a solution for this group of tenants.”
Conditions of participation in the program:
- you rent housing in the free sector for 1000 euros and more;
- you have been renting for the last 3 years and you have a contract with a landlord;
- you can provide documents (payments) that prove that you have been paying rent for more than 3 years (evidence for at least 2 years). At the same time, you do this not at the expense of your savings, without getting into debt;
- you have a stable income.
By the way, entrepreneurs (EMZ) and freelancers are also eligible to participate in the program.
Compliance with these points does not guarantee obtaining a mortgage - everyone is guaranteed only an individual approach to the situation.
The pilot program will run for about a year. It is planned to issue about 1.000 mortgage loans.
How to take part in Duurhuur?
If you are interested in obtaining a mortgage and meet the specified criteria, then you should contact independent consultants (onafhankelijke adviseurs) from Aegon, BLG Wonen and ING. And from the end of March - to consultants working with Florius.
The consultant will assess whether you qualify for the pilot program and, if so, work with the lender to propose a mortgage solution. The National Mortgage Guarantee (NHG), for its part, will act as a guarantor.
